★★ WORTH KNOWING BEFORE YOU BOOK ★★
✔ Central, authentic neighborhood: Third Ward is historic and actively redeveloping, more urban energy than suburban quiet. Guests who want a central base love it; if you'd prefer a quieter, more manicured setting, ask us about our other Houston homes
✔ Unit 1 has no stairs; Unit 2's entrance at the back is up a short flight of steps
✔ Units directly above: in a historic building, footsteps and some sound from upstairs are normal
✔ The two units share one A/C system. Message us if you'd like the temperature adjusted
✔ Shared water heater: hot water can take 5–10 minutes to reach full temperature and runs warm rather than very hot, so staggering showers helps with a full group
✔ Parking spaces are tight, best for compact or mid-size vehicles
✔ The driveway, parking area, and dumpster are shared with other building guests
✔ Starter supplies cover your first 24–48 hours; longer stays should plan to restock
✔ Parties and events are not permitted
✔ No smoking or vaping anywhere on the property, indoors or outdoors
✔ No on-site pool or gym; Emancipation Park's free public gym is a 3–5 min drive
✔ Quiet hours: 9:00 PM–8:00 AM
✔ The primary guest completes ID verification and signs one rental agreement covering both units before check-in details are sent

★★ AVAILABLE ADD-ONS ★★
✔ Mid-stay cleaning
✔ Early check-in or late checkout, subject to availability
✔ Pets considered with advance approval

★★ ARRIVAL & ACCESS ★★
✔ Both first-floor apartments are reserved for your group, each with its own entrance and keypad code
✔ Each party can check in on its own schedule, by smart lock from 4:00 PM
✔ Access codes and check-in instructions are sent once the primary guest completes pre-arrival verification through our guest portal
✔ The driveway, parking area, and dumpster are shared with other building guests

★★ OFF-SITE AMENITIES ★★
✔ Free public gym at Emancipation Park Recreation Center, less than a mile away (about 15–20 min walk or 3–5 min drive)
✔ Weight room and cardio equipment, basketball courts; ages 18+ with valid photo ID
✔ Seasonal outdoor pool, May–September, roughly 1–7 PM
✔ Online registration required; no showers or lockers; closed Sundays
