• This home does not have a pool or gym on-site. What we list is Emancipation Park — a free community park with great facilities (seasonal pool, full gym) a short drive away, free with valid ID.
Good to know:
• Sofa bed linens provided on request — just ask before arrival.
• Neighbor's dogs occasionally bark, mornings and evenings. Outside our control, rarely an issue, but worth knowing.
• Houston insects (seasonal, outdoors) are normal for the climate. Professionally treated — message us about anything indoors and we'll handle it free.
• Security: Smart lock self check-in. Exterior cameras at entry points only. No interior cameras. Decibel-only noise monitoring — no audio or video recording.
• Starter supplies (toilet paper, soap, paper towels, trash bags, shampoo, conditioner, body wash) provided for first 48 hours. Replenishment is the guest's responsibility.

Quiet residential neighborhood:
• No parties or events of any kind. Outdoor quiet hours after 9 PM are strictly observed — neighbors live close.
One bathroom, shared by all guests:
• Comfortable for couples and small groups; plan ahead for 2+.
Before check-in, every guest:
• Signs a guest agreement and provides government ID before check-in instructions are released.
• Guests with no reviews or a rating under 4 stars also complete ID verification plus a refundable deposit or damage waiver. No exceptions.
Parking:
• Driveway fits 4 cars, plus free street parking. The garage is not guest-accessible.
About the pool & gym:
• This home does not have a pool or gym on-site. What we list is Emancipation Park — a free community park with great facilities (seasonal pool, full gym) a short drive away, free with valid ID.
Good to know:
• Sofa bed linens provided on request — just ask before arrival.
• Neighbor's dogs occasionally bark, mornings and evenings. Outside our control, rarely an issue, but worth knowing.
• Houston insects (seasonal, outdoors) are normal for the climate. Professionally treated — message us about anything indoors and we'll handle it free.
• Security: Smart lock self check-in. Exterior cameras at entry points only. No interior cameras. Decibel-only noise monitoring — no audio or video recording.
• Starter supplies (toilet paper, soap, paper towels, trash bags, shampoo, conditioner, body wash) provided for first 48 hours. Replenishment is the guest's responsibility.
• Historic hardwood floors throughout — natural creaking is part of the character. Let us know if you notice anything and we'll address it promptly.

Most guests combine their own vehicle with rideshare. Uber and Lyft arrive in 3–5 minutes even at peak times, and easy highway access puts you on the freeway within minutes in any direction.

• Early Hobby flights: 20 min with no traffic. Leave 90 min before departure to be safe.
• Heights restaurants: Reserve ahead for Coltivare and Loro — weekend walk-in waits can be long.

VERIFICATION & AGREEMENT

Guests with no reviews or a rating under 4 stars complete ID verification plus a refundable deposit or damage waiver before check-in. All guests sign a short guest agreement and provide government ID before check-in instructions are released. Once that's done, we send your full House Manual with everything you'll need.

HOW WE OPERATE

• Our team is available through the app throughout your stay. Backup phone numbers are provided in case of delayed responses, and we're WApp-friendly as well.
• If you experience an issue, please send a photo—and preferably a video—so we can troubleshoot remotely. We have several backup solutions available, and if needed, we'll arrange for someone to assist you as quickly as possible, typically within 2 hours.
• Cleaning and maintenance requests received after 6:00 PM may be scheduled for the following day.
• All cleanings are documented with date- and time-stamped photos. If you report a cleanliness concern, we'll review our records and take appropriate corrective action.
• After completing the rental agreement, you'll receive our House Manual with contact information, property details, and helpful stay instructions.
• If any amenity listed in the property description is missing or unavailable during your stay, let us know right away. We'll review our documentation and work to resolve the issue promptly.

• We recommend all guests purchase travel insurance before their stay — especially for longer bookings, international travel, or stays during major events like the FIFA World Cup.

All fees are per occurrence and in addition to any damage or remediation costs.
• Late checkout past 1 PM without approval → $50 per hour
• Unauthorized guests → $75 per person per night
• Smoking anywhere on property → $600 minimum
• Unauthorized party or event → $1,000 minimum
• Excessive cleaning beyond normal use → $250 minimum
• Unauthorized pets → $500 per pet regardless of duration
• Missing or damaged items → replacement cost plus $30 handling fee per item
Violations may result in immediate cancellation without refund. Full terms in signed Guest Agreement.

• Our team is nearby and reachable through the app throughout your stay. Non-urgent messages after 6 PM are handled the following morning. For anything urgent, start your message with EMERGENCY and we'll respond right away.
• You'll have the entire home to yourself — no shared spaces, no host on-site. If we ever need to access the property, we'll notify you in advance with an arrival window before entering.
