• Medical Center — driving is fine; parking is manageable; parking can be expensive
• Never leave valuables visible in your vehicle — applies citywide

A few booking basics, so nothing catches you off guard.

• Starter supplies are stocked for your first 24–48 hours: toilet paper, paper towels, dish soap, hand soap, trash bags, basic toiletries, coffee/tea. Not included: cooking oil, condiments, foil, food storage containers, bottled water, dish pods — worth grabbing on your first grocery run if you'll need them.
• Damage protection: Guests with no review history, or with reviews averaging under 4.3 stars, will be asked to provide a refundable security deposit or purchase a damage waiver as a condition of check-in.
• Gatherings: Small get-togethers are welcome with prior approval — a $150 minimum covers extra cleaning and trash. Unauthorized parties or events are a different story (see fees below).
• Pets: Welcome with prior approval — small pets under 30 lbs preferred ($20/night/pet), larger breeds considered if crated when unattended, multiple pets need approval in advance. Service animals are always welcome with documentation; ESA pets still pay standard pet cleaning fees.
• A few fees that matter (full terms in your guest agreement): unauthorized parties ($1,000 min), smoking ($600 min), unauthorized pets ($500/pet), late checkout past 1 PM without approval ($50/hr). These exist so the home stays in the condition every guest deserves to find it in.
• Trash: Bins go out Thursday night for Friday pickup — please keep the driveway and street clear that evening.
• Deliveries: Food and grocery deliveries are always welcome. Package deliveries need prior approval.
• Extended stays (7+ nights): we may schedule a quick mid-stay refresh with advance notice to keep everything running smoothly.

We're not a rental company that disappears after check-in — we're local Houston hosts, and our job is to make sure your stay goes smoothly, starting with the moment you walk in the door.

• Self check-in from 4:00 PM via smart lock — your code goes out once your stay agreement is signed, so there's nothing to coordinate on arrival day
• Communication happens through the app, with a direct line for anything urgent
• Something urgent? Start your message with EMERGENCY and we'll prioritize it
• Most issues are solved same-day — we may ask for a quick photo or video to troubleshoot remotely first
• Check-out is 10:00 AM, with a short grace period to 10:15 while cleaning teams arrive
• To keep the property in shape, you may occasionally see landscaping or pest control between 10 AM–4 PM, about twice a month

You'll have the entire home to yourself for the length of your stay — no shared spaces, no host on-site. The property owner does live nearby and keeps the home well maintained, which is part of why it stays in great shape.
